This has been our first project undertaken for XL Catlin. The project consisted of refurbishment/alterations of existing areas to the entirety of the 16th floor, forming several meeting rooms and part 8th floor, general office area, at 20 Gracechurch Street, Central London.

Although the client was not in occupation, in either area, we had to be mindful of the adjacent presence of the client and other tenants to ensure that their core business could continue without disruption. The project also involved extensive mechanical and electrical upgrades, again being aware that adjacent areas were potentially sharing the same live services.

The success of this project critically relied on good communication with the building management and the client team. Other fit outs within the building resulted in stringent timings for both deliveries and rubbish removal, these being key to achieve a successful project.

The project was undertaken over 2 phases giving an overall programme duration of 12 weeks. Clashes were discovered between newly installed lighting and existing services specifically with sprinkler mains, however these were dealt with and designed out all during the original construction period, allowing the successful completion of all areas enabling the client’s direct contractors to complete their works.
